“We had a wonderful stay! The apartment had beautiful bay views, and the location was excellent. What I appreciated most was the kindness, professionalism, and responsiveness of the management team. Whenever we needed assistance, they were attentive, helpful, and willing to make our stay more comfortable. A special thank you to the maintenance staff for their kindness and excellent service. We truly appreciated all their help. The only thing I would suggest improving is the kitchen equipment, as several essential utensils were missing. Having a more fully equipped kitchen would make the experience even better. Overall, we really enjoyed our stay and truly appreciated the hospitality. Thank you so much!”

“I had such a lovely stay in Coconut Grove and would absolutely recommend Miami Vacation Rentals. The space was spotless, comfortable, and clearly cared for. I especially loved how easy it was to walk to nearby restaurants, little shops, and the waterfront, while still coming back to a peaceful and quiet place at the end of the day. There were incredible views from the unit overlooking the waterfront watching the sailboats throughout the day made for a truly relaxing and picturesque experience. Parking fees and special services (Pack & Play, highchairs, rolling beds) are payable upon arrival.
The original credit card used to make the reservation must be presented at check-in. If unavailable, the full amount will be charged to a new card belonging to the primary guest, and prior payments will be refunded to the original card as soon as possible.
Reservations may be cancelled up to 14 days before arrival (or as specified by the booking platform).
Refunds are subject to a 3.5% administrative fee.
Cancellations made after the applicable deadline are non-refundable.
No refunds will be provided for:
Weather conditions
Family emergencies
Personal commitments
Early departures
Full refund if cancelled:
Within 48 hours of booking, and
At least 28 days before check-in.
After that period, the first 30 days of the reservation are non-refundable.
Guests must comply with all condominium and building rules.
Common violations include:
Improper trash disposal
Excessive noise
Dress code violations
Smoking
Balcony violations
Building fines commonly begin at $100 and will be charged to the guest.

Guests choosing self-parking agree to release M.V.R. and parking providers from liability for:

These items are intended only for the first 24–48 hours and are not guaranteed.
Emergency assistance is available after office hours (9:00 AM – 6:00 PM), although immediate resolution cannot be guaranteed.
Non-emergency matters will be addressed during normal office hours.
Pets are not permitted, including emotional support animals, except where otherwise required by applicable law.
Daily housekeeping is not included.
Optional housekeeping services are available Monday through Saturday for an additional fee.
If a guest is locked out due to reasons unrelated to the landlord:
Assistance will be provided as soon as possible.
Lockouts outside office hours incur a $100 fee.
Smoking and parties are strictly prohibited.
Violation penalty: $500
Guests must leave the unit in reasonable condition.

Any exception to these Terms & Conditions must be approved in writing.
Guests agree to indemnify and hold harmless the Landlord and M.V.R. from claims involving:
Personal injury
Property damage
Theft
Loss
Vandalism
Guests are responsible for obtaining their own insurance coverage.
This Agreement represents the complete agreement between the parties and supersedes all prior oral or written agreements.
If any provision is found unenforceable, the remaining provisions remain in effect.
This Agreement is governed by the laws of the State of Florida.
All disputes shall be brought exclusively in courts located in Miami-Dade County, Florida.
Guests appoint the Florida Secretary of State as agent for service of process in actions arising from this Agreement, as permitted by Florida law.
If M.V.R. or the Landlord prevails in any dispute related to this Agreement, they shall be entitled to recover:
Attorneys’ fees
Court costs
Litigation expenses
including pre-suit, trial, and appellate costs.
If a guest wrongfully initiates a chargeback:
All recovery costs and attorneys’ fees may be charged.
Additional liquidated damages of $2,500 will apply.
Recoverable costs may include:
Investigations
Travel expenses
Technology support
Expert witnesses
Court reporters
Transcripts
Mediators
Other reasonable litigation-related expenses
Payment for the reservation constitutes acceptance of all Terms & Conditions contained in this Agreement.
