Rental Agreement

By completing this booking you agree to the terms of the rental agreement, including occupancy limits, quiet hours, and liability for damage.

1. ARRIVAL AND DEPARTURE

• Check-in: After 3:00 PM (local time)

• Check-out: No later than 11:00 AM (local time)

Reasonable flexibility may be accommodated if requested in advance.

Late Arrival Fee

Guests arriving after 9:00 PM will be charged a $40 Late Arrival Fee.

2. PAYMENT

The total amount due for your stay, including:

• Accommodation charges

• Taxes

• Cleaning fees

• Security deposits

• Resort fees

• Any additional applicable charges

must be paid before arrival.

Accepted payment methods:

• Visa

• MasterCard

• Discover

• American Express

• ACH

Parking fees and special services (Pack & Play, highchairs, rolling beds) are payable upon arrival.

The original credit card used to make the reservation must be presented at check-in. If unavailable, the full amount will be charged to a new card belonging to the primary guest, and prior payments will be refunded to the original card as soon as possible.

3. CANCELLATION POLICY

Standard Reservations (Under 28 Nights)

• Reservations may be cancelled up to 14 days before arrival (or as specified by the booking platform).

• Refunds are subject to a 3.5% administrative fee.

• Cancellations made after the applicable deadline are non-refundable.

No refunds will be provided for:

• Weather conditions

• Family emergencies

• Personal commitments

• Early departures

Long-Term Reservations (28 Nights or More)

• Full refund if cancelled:

  • Within 48 hours of booking, and

  • At least 28 days before check-in.

• After that period, the first 30 days of the reservation are non-refundable.

4. BUILDING REGULATIONS

Guests must comply with all condominium and building rules.

Common violations include:

• Improper trash disposal

• Excessive noise

• Dress code violations

• Smoking

• Balcony violations

Building fines commonly begin at $100 and will be charged to the guest.

Guests may be asked by the front desk to:

• Accept building rules

• Present identification

• Have their photograph taken

If security requires a guest to leave the property due to rule violations, no refund or compensation shall be provided.

5. DAMAGE DEPOSIT AND AUTHORIZATION

By booking, guests authorize M.V.R. to charge their credit card for:

• Cancellation penalties

• Early check-in fees

• Late arrival fees

• Damages

• Missing items

• Replacement costs

Missing items may be charged at 150% of replacement value.

Any damage or issue must be reported upon arrival or no later than noon of the following day.

6. KEYS, FOBS, ACCESS CARDS, AND PARKING CARDS

7. OCCUPANCY LIMITS AND AGE REQUIREMENTS

8. FALSE RESERVATIONS

Reservations obtained through false information, including:

• Undeclared guests

• Undeclared pets

• Misrepresented occupancy

may result in:

• Immediate cancellation

• Forfeiture of all payments

• Denial of check-in

No refunds will be issued.

9. SUBLETTING

Subletting or assigning the unit to another person is prohibited.

Exceptions must be approved in writing before occupancy.

10. RATE CHANGES

Rates are subject to change without notice until full payment has been received.

11. PARKING

Stays of 30 Days or More

• Valet parking fees are waived depending ont he building

• Guests must pay a $100 registration fee to the building office.

Stays Under 30 Days

Guests may:

1. Pay directly to Park 1 valet service; or

2. Rent a nearby self-parking space through M.V.R.

Availability and rates are not guaranteed.

Guests choosing self-parking agree to release M.V.R. and parking providers from liability for:

• Theft

• Damage

• Loss

• Injury

12. INCLUDED ITEMS

Rates include:

• One-time linen setup

• One-time towel setup

Additional linens and towels are available for an extra fee.

13. TOILETRIES AND STARTER SUPPLIES

Initial supplies may include:

• Shampoo

• Conditioner

• Body wash

• Hand soap

• Coffee

• Sugar

• Cream

• Dishwasher supplies

• Laundry supplies

• Toilet paper

• Water bottles

• Trash bags

These items are intended only for the first 24–48 hours and are not guaranteed.

14. EMERGENCIES

Emergency assistance is available after office hours (9:00 AM – 6:00 PM), although immediate resolution cannot be guaranteed.

Non-emergency matters will be addressed during normal office hours.

15. PET POLICY

Pets are not permitted, including emotional support animals, except where otherwise required by applicable law.

16. HOUSEKEEPING

Daily housekeeping is not included.

Optional housekeeping services are available Monday through Saturday for an additional fee.

17. LOCKOUTS

If a guest is locked out due to reasons unrelated to the landlord:

• Assistance will be provided as soon as possible.

• Lockouts outside office hours incur a $100 fee.

18. SMOKING AND PARTIES

Smoking and parties are strictly prohibited.

Violation penalty: $500

19. CLEANING REQUIREMENTS

Guests must leave the unit in reasonable condition.

Requirements:

• Wash dishes

• Remove trash

• Dispose of garbage properly

Excessive cleaning charges: $150–$500

20. TOILET AND PLUMBING

Improper flushing causing plumbing issues may result in charges up to $150.

---

21. AIR CONDITIONING, INTERNET, TELEVISION, AND APPLIANCES

Operation of:

• Air conditioning

• Wi-Fi

• Cable television

• Appliances

is not guaranteed.

No refunds will be provided due to interruptions, malfunctions, outages, or personal preferences.

22. POOL, SPA, AND AMENITIES

Amenities are provided subject to building rules and availability.

Access is not guaranteed.

No refund will be provided if amenities are:

• Closed

• Restricted

• Under maintenance

• Temporarily unavailable

Lost amenities card fee: $100

23. PARCELS

• One parcel may be received free of charge.

• Additional parcels may incur fees.

• Unclaimed packages will be returned to sender.

M.V.R. is not responsible for lost or damaged packages.

24. WRITTEN WAIVERS

Any exception to these Terms & Conditions must be approved in writing.

25. DAMAGES AND LIABILITY

Guests agree to indemnify and hold harmless the Landlord and M.V.R. from claims involving:

• Personal injury

• Property damage

• Theft

• Loss

• Vandalism

Guests are responsible for obtaining their own insurance coverage.

26. ENTIRE AGREEMENT

This Agreement represents the complete agreement between the parties and supersedes all prior oral or written agreements.

If any provision is found unenforceable, the remaining provisions remain in effect.

27. GOVERNING LAW AND VENUE

This Agreement is governed by the laws of the State of Florida.

All disputes shall be brought exclusively in courts located in Miami-Dade County, Florida.

28. SERVICE OF PROCESS

Guests appoint the Florida Secretary of State as agent for service of process in actions arising from this Agreement, as permitted by Florida law.

29. ATTORNEYS’ FEES AND COSTS

If M.V.R. or the Landlord prevails in any dispute related to this Agreement, they shall be entitled to recover:

• Attorneys’ fees

• Court costs

• Litigation expenses

including pre-suit, trial, and appellate costs.

30. CREDIT CARD CHARGEBACKS

If a guest wrongfully initiates a chargeback:

• All recovery costs and attorneys’ fees may be charged.

• Additional liquidated damages of $2,500 will apply.

31. RECOVERABLE COSTS

Recoverable costs may include:

• Investigations

• Travel expenses

• Technology support

• Expert witnesses

• Court reporters

• Transcripts

• Mediators

• Other reasonable litigation-related expenses

32. ACCEPTANCE

Payment for the reservation constitutes acceptance of all Terms & Conditions contained in this Agreement.
